Terms and Conditions
When a reservation is made by any method the first nights stay is taken immediately to confirm the booking. No reservations are confirmed until this has been done. A full confirmation is then sent. There are no refunds of this initial deposit.
If the booking is cancelled by the guest before 0800hrs 14 days before date of arrival the only the deposit is retained. Where cancellation is made outside of the above terms the guest will be charged the full amount of the stay at that point but is refunded, less the first night, if the accommodation is re sold.
It is best to use a debit card for payment as these incur no charges. Mastercard & Visa unfortunately incur a 2.5% surcharge.
We assume all reservations are made by guests that have read the entire Terms & Conditions as posted on our website

General Notes
We would suggest that Guests consider the merits of insurance cover that includes a cancellation risk.
Please Note : Parking is available but must be pre-booked at a cost of £5 per day
We operate a NON-SMOKING policy throughout. There is a £200 charge should a guest decide to smoke.
All rates quoted are on a "Room Only" basis, breakfast can be purchsed on arrival at the Guesthouse.

APARTMENT- TERMS & CONDITIONS
As soon as a reservation is made it is only confirmed by Edinburgh Holiday Accommodation when the following criteria is met. If the booking arrival date is less than 8 weeks away, full payment of the entire stay is due. If it is more than 8 weeks away 50% of the stay is due. There are no refunds given at any time for cancellations except where the accommodation is re-sold, at which time the re sale price if equal or less than the original booking price is payable to the guest less a £30 administration fee. Edinburgh Holiday Accommodation reserve the right to cancel a booking at any time if they are uncomfortable about intentions of the guests who have booked the accomodation. A refund less a £30 administration fee will be given if this is the case unless the guests have already occupied the property when no refund will be given. On the day of arrival a security deposit of £ 200 or 50% of the value of the booking (whichever is higher) is authorised against the guests credit/debit card to cover loss or damage to the apartment and to cover disturbance if any neighbours have to call to complain about noise nuisance. Also key deposits of £ 50 per set of keys are authorised against the guests credit/debit card.

The apartment must be left as found upon check in. i.e. left clean, all rubbish removed, bed linen removed from beds and placed in a pillow case and left in bathroom.

ALL APARTMENTS ARE STRICTLY NON-SMOKING - If the guests chooses to smoke in the apartment or stairwell a £200 charge is levied to cover additional cleaning costs. This will be deducted from the security deposit.

Check-In/ Check-Out

Check in is from 16:00 hrs on the day of arrival, unfortunately earlier check in is not possible due to the number of apartment turn arounds.
Check out is strictly 10.00 am. We provide up to 2 hours late check out at £30 per hour, although this has to be agreed earlier on and we cannot guarantee availability. More than 2 hours of late check out are charged the full rate for the following night.
All payments and deposits have no administration charge if paid by debit card but visa, mastercard incur a 2.5% charge.

BECAUSE THERE ARE NO REFUNDS IF A CANCELLATION IS NECESSARY, TRAVEL INSURANCE IS ESSENTIAL WHEN MAKING A RESERVATION.

Check-In/ Check-Out

Check in is from 14:00 hrs on the day of arrival up to 21:00 hrs, at which time check in closes. Please note you must notify the bed and breakfast if you intend arriving after 21:00 hrs. Failure to do so will result in a no show charge applicable to your entire stay.
Check out is strictly 10.00 am
